"From his drawings to his organization to his crew, he was the best contractor we have worked with. When we didn’t understand something, Frank was very patient with us and explained things clearly. I appreciate his honesty and made sure we stayed in budget. His crew was wonderful to work with and very respectful of our home. I highly recommend Frank and his team and will definitely work with him again!! THANK YOU!!!"
Being in the business for 25+ years I have had the privilege of working with thousands of clients. Although they all came from different circumstances and backgrounds they all had one common goal in mind. Every one of them wanted to be respected, receive top value for their money, and get the best possible paint job for their most prized possession, their house!

As you walk through your lighted rooms (preferably day light) see if the new coat has light spots showing the precious paint. This is call "bleeding through". This means that there's only one coat of paint or the paint was diluted or the trasition of colors were from light to dark (or the other way around) and primer was not use or the painter is inexperienced.
I am in northern Nevada and you have not yet gotten sufficient responses to provide a painting cost chart showing the averages. I do have a quote from an outside (Not Homeadvisor referral) painter who is local for $2,750 for soffits, patio cover and posts, Garage facia (redwood clapboard above (~300 ? Sq. Ft.) on a 2046 Sq. Ft. home where the walls are 9 ft tall and it is fully stuccoed with plastic stucco surfaces, so not being painted.
A thorough scrubbing is a must before painting any exterior surface. It removes the dirt and broken-down paint residues that keep fresh coats from adhering and gets rid of mildew that grows on paint in all but the most arid climates. Most contractors clean with pressure washers, but in the hands of someone unfamiliar with the equipment, these can gouge wood, shatter glass, and drive water behind siding and trim. Using a hose, a pump sprayer, and a scrub brush is slower but safer, and just as effective. Home Painters Denver CO
You will want to use the highest quality exterior home paint your budget will allow for your project -- not only because it will look the nicest, but also because it will save you money in the long term by offering better coverage and durability. Better coverage means fewer coats and fewer work hours for your painter; better durability means that you won't have to spend money to paint the exterior of your home again in just a few years. How do you know how much paint you're paying for? Here's some helpful math:
I found Harvey's House Painting when I was looking through paint samples at Sherwin Williams trying to figure out which colors to paint my new home. I had recently purchased an old home in Land Park that needed the interior to be entirely repainted. The previous owner had painted the living room a dark color, telephone boxes in the baseboard, and a wall needed to be floated. I received a couple of bids, and Rich was competitively priced. My time frame was tight; I was moving out of my apartment into my new house and needed to both paint and refinish the hardwood floors. Rich was able to get started earlier, and completed the job quickly but made sure that my concerns were addressed. Rich was on time and professional. My home is less than 1,000 square feet; 2 beds, 1 bath and I wanted three different colors. Prior to painting the rooms, Rich provided two paint samples for each room and after the samples were on the wall, I decided that the two colors for the living room didn't match what I wanted. Rich then provided an additional three paint samples that were closer to my expectations that day. The previous owner's paint job had blemishes; there were bubbles in the previous paint job, and drips of paint that hadn't been wiped up and hardened. Rich's crew sanded down, removed the previous problems, and made the house look great. I went through the house twice, pointed out multiple areas that needed touch up, and wasn't haggled with. During the walk through, I enjoyed that Rich was professional and didn't argue or try to argue about work that was outside the scope of the contract. He explained that an area in the drywall above the doorframe would need to be replaced due to a bad crack in the sheetrock. The lines on the trim are straight, the walls that are dark have clean lines along the crown molding and baseboard the job looks great, the wall that needed to be floated looks awesome and I couldn't be happier. Because I'm refinishing the floors after painting, Rich said he would come back in and touch up the baseboards and any other issues that I would find later down the road.
These are some fantastic questions to ask and I particularly like the one that is concerned about safety for the painters. After all, if you have a large home and you’re hiring them to paint the exterior of that home then they’ll likely be on scaffolding. Because of that, you need to make sure that the contractor not only provides appropriate safety training, but has the correct liability insurance as well.

My husband and I purchased a new house and thought we could paint it ourselves.. Well, we quickly learned we were'nt cut out for the job and called Harvey's House Painting (through a referrel from a friend). The whole interior of our house was green and needed re-painted! Rich was able to come give us a quote the very same day and have a crew out to our house the very next day bright and early to get started! It was such a treat to come home from work to a "professionally" painted house! It was such a simple and affordable process. They were in and out super quick and did an amazing job! I am so so happy we called them and left the paiting to the professionals! We will be using them again for the exterior of our house this summer! Thanks again Rich and team!
I have a Home Improvement/Painting business, and Angie's List always advertises that that everyone is out to get them. Of course there are people who try to take advantage of homeowners My reputation and repeat business is based on word of mouth. Shoddy work is always a way to get put out of business quick. As far as strictly painting, preparation is a big factor in getting a quality paint job. If you don't prepare the surfaces you are painting you are spinning your wheels, and wasting money, no matter what paint you use. Getting a deposit from a customer is beneficial, but not always necessary. Sometimes it is a godsend, when you get stuck by the customer, which has happened to me more than once
Even if you go it alone, specialize to keep your initial investment low. If you do only interior painting, for example, you might get by with one ladder, a few brushes, rollers, basic hand tools and such, for an investment of less than $300. Again, you can add to your tools as you need to (every job is a bit different), and parlay profits into the equipment necessary for exterior painting or working on large commercial properties. Second coats on similar colors are almost never recogicnized as being needed until the coat is applied and has dried. ONLY THEN WILL YOU SEE WHETHER IT NEEDS A SECOND COAT or not. Yes, painters can use a cheaper paint then what you paid for. That is solved by getting your own which, I would charge extra for because I will always have to go get more, or add second coat because home owner tried to skimp on paint, or they got the wrong color etc...
I hired House Painting Inc to paint some new doors, a couple of hallways, and two bedrooms+baths in my house. The project took about 4 days, they even finished everything 1 day early, which was great since I had carpet installers scheduled to come right after them. They have been very punctual, professional, and helpful with things like color selection. They brought and painted a couple of sample colors, which helped in our final choice. The workers were very clean and came every morning on time. Extremely happy with their work and will hire them again for other projects.
"We got an estimate on Tuesday, they started on Thursday & our house interior is painted with full cleanup on Saturday afternoon. We had a living room, two story foyer & ceiling, dining room, 3 bathroom’s cabinetry, baseboards, crown moldings throughout & two exterior doors painted. The crew was polite & efficient. We have more work in the future & Next Door will be our 1st call. Scott Finkelstein was great from beginning to end."

First off, the picture on the top THAT IS A HOME OWNERS PAINT JOB. If you here a school kid or your neighbor, this is what you get. I was a painting contractor for the better part of 40 years and never saw a PAINTER (even the worst painter) leave a mess like that. Maybe the electrician or the carpenter but, that is not something a painter could even do if they tried.

Using the right software makes your job much easier and helps you get the best possible results. You can easily find the right paint combinations to please your client and quickly order the paint from a nearby store. A good field service management application, such as mHelpDesk, allows all departments of your business to smoothly coordinate their efforts, eliminating wasted time and producing happy customers. The article was well-intended, but it makes it sound like painters are the crooks and consumers are innocent victims. That is blatantly un-true. Maybe there should be a follow-up article that educates consumers how not to be shysters by expecting a ton more than they said at the start, or not paying the balance of the job unless something else is done that was not in the contract. Tradesmen have a rough road when dealing with consumers that have short arms but long lists of by-the-way items. No, I'm not a painter...
My husband has been a professional painter over 30 years. He prides himself in his high level of work ethic and customer satisfaction. He stays up to date on techniques and finishes. He gives Very detail and accurate appraisals with contracts. At an alarming rate, as he starts to finish the last day or the day before, the client starts nit picking and being disrespectful towards his work when every day prior to that, they were very pleased, as he request ongoing satisfaction throughout the job. Then they don't to want pay remaining balance, bicker about final cost, or stop payment. He has a crew he has to pay whether the customer does or doesn't honor the contract as well as our own household expenses. Wasted time ,labor, money and effort lost. Now how do we fix this? Remind yourself and clients that a contract is based on honor.

When you refinish your existing cabinet doors, you get a whole new look without the astronomical costs normally associated with a kitchen remodel. It’s a much smarter way to update your space, especially if your cabinets are still in good condition. It doesn’t make sense to throw out perfectly good materials, just because you’re tired of the color.

I want to relate our experiences with "House Painting. Inc". Mr. James Lee responded to our initial telephone call within a day and came out to inspect our house the following day. He provided us with a very thorough inspection of our house and determined what was needed to be done. In addition, he recommended ways to improve drainage around the house and care of brick walkways. Mr. Lee provided us with a complete description of the job, evidence of licensing and insurance coverages and letters of recommendations from past customers. In the end, he provided us a very honest and straightforward quote.
Picking exterior house paint colors is a lot different than picking a color for a shirt or a car. It may help to drive around to observe colors that other homeowners have combined on homes that are of similar size and design as yours. There are also online resources that provide homeowners with the ability to create virtual makeovers of their home by combining colors together through their software programs as well.

Patrick Miller and his team were AMAZING with our house. We had a very tight window for the work as we purchased a house, had new wood flooring installed, wanted it painted and then wanted carpet installed. We closed escrow late and had 2 weeks to do all of our work before we were leaving for the east coast for a month. Patrick came out immediately, gave us a very competitive quote. After having 3 other paint companies give quotes, we went with Patrick because he seemed like an honest, trust worthy guy. House Painting Denver CO
Back to the article. You can add water to all latex based paints / thinner to oil based paint. The tinting base has absolutely nothing to do with it. Say you are working outside and throughout the day you have to add a little water to keep the same consistency. If somebody really tried to add 20% to 50% water they no longer would be painting they'd be performing a whitewash or pickle finish.
Regal Select is pretty much our go to line for interior walls and ceilings. The exterior line of this product is outstanding for stucco. This product has been around a long time with slight improvements over time. Basically this line has been the back bone of all the Benjamin Moore's paints. The new versions are now using the gennix tints which are great against color fading. We have been using this line for close to 20 years now and have never been disappointed. Home Painters Denver CO
Tom (the owner) responded quickly with an estimate and was able to add additional painting that we requested (e.g., paint window trim). He was also able to provide an accurate timeframe regarding when the work would be completed. Schell met with us to help pick out our paint choices. She provide wonderful insight into the colors that might work. She didn't try to overly influence our choices but provided options and gave us her expert opinion when we asked. She also took into account our needs when scheduling the work. We needed to have repair work done on rotting wood on the window sills on our porch and a border removed from a bedroom. Jeff and Tracey provided expert carpentry work to fix things prior to painting. They were friendly and came to the job prepared with the tools and wood they needed. They got right to work and finished the job quicker than I would have expected. This isn't their first rodeo, as the saying goes. The painters (Shawn and company) came prepared for our job, worked hard, and explained any difficulties and suggested fixes (another coat of paint) encountered in our job. Shawn and his painters didn't waste any time not working - they each had their roles and attacked the job with energy. Shawn and crew were friendly and made sure they kept in touch with us daily to let us know when they planned to arrive and leave our job, accommodate our schedule, and let us know about the progress they were making. There was not a lot of standing around but much hard work, even in ninety plus degree weather. They also made sure that our three house cats didn't escape:) . Home Painters Denver CO
• One room or the whole house? Applying one coat in one room is a reasonable DIY Saturday project (especially if you have help and beer). Multiply the time spent moving furniture, prepping walls and sanding old trim by the number of rooms in the house, and you might want to hire real help. It's the same outside. You can probably tackle one shady garage wall that needs a little scraping and sanding plus a coat of paint, but covering all surfaces of the house is usually best left to a pro. Repaint — exteriors especially — before visible signs of wear appear, Bancroft says. Don’t wait until you see peeling or flaking paint. “If I have to spend 40 hours preparing the surface before we can paint, that time is going to result in a lot of extra costs. But if I can spend 10 hours preparing the surfaces to be painted, you’re going to save money,” Freeman says.
Dave, you said it best! Every pro painting contractor truly worth their salt would and should cut and paste exactly what you say here about where customary and legitimate practices and expectations should be in regards to what customers should expect from contractors and how contractors should professionally deal with their customers. By the way, Dave, if you work in the Atlanta area, I would like to hire you! Thank you for your valuable advice!
The other difficult part is getting a painting contractor to show up. While this generalization does not apply to every painter, personally I am extremely grateful if I can get a paint contractor to show up to look at the house and to later produce a written estimate. I hardly fault the painting contractors, because I think it is a combination of the contractors being smaller operations along with a high demand for their work. House Painting Denver CO
