I am a painting contractor and have been since 2001. Make sure the estimate provides in writing: What is EXCLUDED as well as INCLUDED. It should state the manufacturer and type of paint going to be used. Estimate says ALL LABOR AND MATERIALS. My estimates to my customers say "guaranteed coverage" eliminates the conversations of 1 coat vs 2 coat. I have my customers submit colors 5 days prior to start date. Customers need to inform me if they are going to use pure white, dark reds, oranges, and bright yellows they need to inform me in that 5 day window, so I can adjust my pricing for 3 coats. Although this more uncommon now than years past because a lot of paint manufacturers have primer with paint products. Let the contractor know if your doing accent walls. This takes longer to cut in straight lines and it requires the contractor to purchase more paint. If you add anything on the scope of work have the painter write out the description and cost prior to them doing the work. Have the estimate say how many days it will take to perform the work. Ask how many workers will be doing the job. Make sure to enforce that number of workers their everyday until the job is complete. Do not give final payment until you do a final walk through. Walk the job when its almost complete and point out areas that you want fixed prior to the contractors final walk through. Its best to do while the workers are still in that particular area as they will have tarps down and areas covered and it will be easier for them to take care of. Purchase a roll of blue tape and stick it to areas that you want fixed. This is called a punch list.

I was taught to paint by a professional and when estimating the amount of paint needed, I always allow for a second coat just to make sure of coverage. We interviewed a painter who tried to tell me I bought poor quality paint without knowing where I purchased it, and stated he would have to buy all new paint. He had not seen the cans and was just guessing so I asked him where I should buy paint from now on. It was the same place I had purchased my paint and he wanted to charge me an extra 20 a gallon more than what I paid for. Needless to say, I have interviewed numerous painters and they are not all honest.

Some Service Professionals are employees, franchisees, dealers, or independent contractors ("Corporate SP's") of larger national or corporate accounts ("Corporate Accounts"). In such event, you may be matched with the Corporate Account entity or with one of their Corporate SP's. The above screening criteria is not applicable to Corporate Accounts, and therefore, HomeAdvisor does not screen the Corporate Accounts or Corporate SP's. House Painting Denver CO
Some contractors work on time and material others on a firm contract. I would never hire the former and am leary of the latter. A contractor may low-ball a bid to get the job planning to make a killing on change orders. If you say good morning to them, they charge you extra for that. If the contract is not very, very specific and extensively fleshed out or if they display their change order schedule prominently on top, show them the door.

The cost to paint metal siding -- most commonly aluminum and galvanized steel -- will depend on a variety of factors. In some instances, a simple cleaning will suffice to prepare metal siding for painting. In worst cases, painting professionals will need to repair metal that is rusted, damaged or missing pieces due to climate conditions. In the case of severe damage, a professional will have to remove the old finish and paint to get to the original layer, which will add on to the final price. When you add the actual painting of the metal siding, you might be looking at a final bill between $400 (~250 sq. ft.) and $1,500 (~1,000 sq. ft.).
Stacee, I agree with you completely, from adding water to latex paint to taking whites from job to job. This article makes all painters look like scam artists. You get what you pay for people! There is no denying that there are scammers out there but in my experience, most painters are under paid any ways so if you want a good paint job, you are going to pay for it. If you just want a new color on your walls real quick, and that is what you pay for then that's what you pay for people. Most painters get the crap end of the stick and are left with making an entire house look good when it took a lot more than a painter to build the house in the first place. Good painters do not get enough credit. They are not all scammers who are cutting corners!

We hired Harvey's to paint the exterior of our house. We had to wait a bit to have the work done, but it was worth it! They did a fantastic job! They showed up when they said they would and finished as planned. When they were finished, they cleaned up everything. We didn't have to pick up anything! I had other bids for the same job and Harvey's price was more than fair and the quality was top-notch! After it was completed, they called to make sure everything was to our satisfaction and told me to call them if we found any problems or areas needing touch ups. I highly recommend Harvey's House Painting!

If the point of hiring a well established, experienced, reputable painting contractor is to secure the professionalism and trust suggested to be inherent with that choice, then I would EXPECT that professionalism and experience to include the ability to make the proper and correct calculations for labor and materials for a fixed price quote, and there should be NO reason for the contractor to put the cost burden of their miscalculation on the consumer.

Beginning with the prep work and ending with last coat of paint or the finishing, an exterior paint job will last anywhere from one to two weeks. After completion, homeowners using low-quality paint will need to repaint every four or five years to keep it well maintained; homeowners using high-quality paint can go longer without a new coat -- usually about seven or eight years, depending on the type of paint and material.
Oh, where to begin? Let me start with 'watered down paint'. 25-50% before the material gets to the site? Impossible. You would basically be painting with water at that point. It would be less of a hassle, and cost, to simply use proper material. You would be forced to apply three coats instead of two, as the coverage would be horrible. Whatever cost you think might be saved in materials would be lost in labor.
WOW! I think the guy I hired read this first and I have photos that would make your skin crawl. Bottom line: he got me for $1900.00. Every single thing he painted had to be completely redone....that's when I discovered he did NOT use the colors I picked, he actually used leftover exterior paint from his mother's house! Because I have pets he said things needed to be sealed first and I did agree to that. What I did NOT agree to was using some kind of foul smelling gray stuff ON MY HARDWOOD FLOORS! THEN he painted them BLACK, telling me that all they were good for was covering over with laminate or carpet. He also dripped and tracked paint all over my ceramic tile floors. PLUS left a wet used paint roller in my garden window and had stuff piled in front so I didn't find it until it had dried. I have no idea how much that is going to cost to repair. Then he left without finishing (thank God) but left the "leftover" paint, uncovered, in the rain. Again, hid it so I didn't immediately find it. Obviously we will be going to court but I doubt if I see a penny from him.

There's no absolute formula for picking the best paint for your home. Most paint manufacturers offer a wide variety of paints ranging from good to better to best. As a general rule, budget how much you want to spend on the project and then buy the best paint you can reasonably afford, because cost is an excellent indication of quality. Expensive paints contain more pigments than bargain paints, so they produce a thicker, longer-lasting, more protective coating. House Painting Denver CO

Overall, we are happy with the work. Everyone we interacted with from Color World really cared that we were satisfied with the quality of work, the timeline, and the adjustments that had to be made to our estimate due to additional unanticipated work (multiple coats on window trim). Tom, Schell, Jeff & Tracey, Shawn and his paint crew were all experts at what they do.

David and his painting team were able to start working even sooner than they had told us originally and they finished much faster than we expected. This was so helpful to us since we were able to start moving things into our new home once they completed their work. We are so happy with the paint colors we chose; David made it easy for us by painting 3 different samples on the outside of the house to help us look at them as the light changed on the house for different times of day. We loved that he offered this to us since we were having trouble picking between 3 different shades of green.

Painting professionals might charge more or less to paint your home's exterior based on its construction material. Some materials cost more to paint than others because of their texture, the paint required to properly cover them, and whether specialized materials are required to prepare them for painting or the elements. Find more information on the various types of siding available, as well as how much it might cost to paint or prepare each.
I hired this person because he was listed on Angie's List. This man claimed he took and passed his contractor's license test after he signed me up for a project (Feb.) that included fixing cracks, painting, repairing a gate, installing a screen door, etc. He said he would charge me the original "handyman" prices. He postponed the start date, brought one worker who fixed a few cracks, repainted the gate terribly, but ruined a dining room ceiling when his worker used silicone in a tube instead of the expansion tape, spray ceiling covering, and paint I had purchased saying this silicone was "better". Then they said they would have to paint the whole ceiling and charge extra. They left holes in the walls and did a sloppy paint job in several places. I just paid them to get them out of my home as I felt intimidated as a senior citizen who is handicapped. I will try to have the main guy come back when I let him know what I need redone. Don't know if he will come back without charging me more. House Painting Denver CO
Second: all the tricks of the trade in regard to "cheating" customers is for hustlers and cheaters and NOT established businesses. At the end of the project the job should come out looking professionally painted as specified in the contract. A selected color that takes multiple coats that was not calculated by the contractor should cost more money. It's not the fault of the painter.

Picking exterior house paint colors is a lot different than picking a color for a shirt or a car.  It may help to drive around to observe colors that other homeowners have combined on homes that are of similar size and design as yours.  There are also online resources that provide homeowners with the ability to create virtual makeovers of their home by combining colors together through their software programs as well.

Even if you think you'll probably do the job yourself, it's good preparation to seek estimates from professional home painters, whether your painting the exterior or interior of your home. Then you'll have a financial point of comparison and you may benefit from what a home painting contractor has to say about the condition of your home, color choices and types of paint available. Let the painter make his pitch for a professional job before you decide what to do. You can still opt to do it yourself while having learned something worthwhile. House Painting Denver CO
