This was very helpful. I wonder if i would really follow through and check to see if my painter was cheating me. I used a painter I found on Angie's List. This was 5 years ago. He did a great job. I know he did patching only for about a day and a half. We decided on the kind of paint before he started. that is what he used. I don't know if I could stay on top of him and watch him open every can of paint.

You will want to use the highest quality exterior home paint your budget will allow for your project -- not only because it will look the nicest, but also because it will save you money in the long term by offering better coverage and durability. Better coverage means fewer coats and fewer work hours for your painter; better durability means that you won't have to spend money to paint the exterior of your home again in just a few years. How do you know how much paint you're paying for? Here's some helpful math:
The companies with the best paint products are Benjamin Moore, Dunn Edwards, Sherwin Williams, and Vista Paint. As a painter I don't recommend Berh from Home Depot as much because it's quality is just marketing. Flat paint has no sheen and it shows its true color, but is not easy to wash or clean. Satin, eggshell have low sheen and is washable. Semigloss ang glossy has a high sheen and these paints are recommended for bathrooms and kitchen or where there's high humidity and steam.
Whether you are painting the exterior of your home to boost its curb appeal, change a color you don't like or refresh a dilapidated paint job, one thing is certain: Painting your home's exterior is a large job that requires proper planning, preparation and tools. In most cases, painting your home's exterior is a job best left to a pro. But before you call one in, you'll want to consider a few factors that will affect your project's cost.
Maybe you've just moved into a new home, and you haven't got around to buying brushes and rollers yet. Perhaps you're worried that your brush-skills aren't that good, and you won't achieve that professional-looking finish that you’re really going for. Handy professionals will turn up with everything they need to get the job done, from ladders and brushes, to rollers and tarps. You just have to provide the interior paint and primer! Good contracts include descriptions of prep work and repairs; paint specs by brand name, type, color and product number; the number of coats; and a full description of the work, including frequently omitted items such as cabinet interiors and shutters. Minimize delays by specifying that, weather permitting, work will be continuous. Get a payment schedule that minimizes the down payment — the more payment you can withhold until the end, the more leverage you'll have to get the job done well and per your specifications. Insist that contractors provide proof that they carry both general liability and workers' compensation coverage.

O'Neil patches shallow holes and divots with Ready Patch because it dries fast, sands smooth, and stays flexible. Deep cracks and rotten spots are best repaired with two-step epoxies, such as those made by Advanced Repair Technology. (For a step-by-step instructions, see Repairing Rot with Epoxy.) The days of using polyester auto-body fillers on wood are over. "They cure too hard," says Portland, Oregon–based painting contractor Kathleen George. "They look good at first, but then they peel away."

We hired Harvey's to paint the exterior of our house. We had to wait a bit to have the work done, but it was worth it! They did a fantastic job! They showed up when they said they would and finished as planned. When they were finished, they cleaned up everything. We didn't have to pick up anything! I had other bids for the same job and Harvey's price was more than fair and the quality was top-notch! After it was completed, they called to make sure everything was to our satisfaction and told me to call them if we found any problems or areas needing touch ups. I highly recommend Harvey's House Painting!

You are right on with this - why do people leave switch plates on when it's just so easy to take them off? Another thing that happened to us - we had the popcorn ceiling taken off and the ceiling painted white. When the job was done and I later went to change out all the fixtures/fans, they had left every fixture in place, so there was a large patch of popcorn and unpainted ceiling left behind - it just didn't dawn on me to specify that they take those down before scraping and painting. It was kind of a mess. Home Painters Denver CO
Painters with bad reputations can avoid the problem of reference checks by giving their customers lists of relatives and friends.  The people will say great things, and the customer won’t be the wiser.  The best way to avoid this smoke and mirror trick is to ask specific questions about the project. If the reference seems hesitant, doesn’t know the details, or gives sketchy responses, be skeptical.
Painting in direct sunlight or applying paint to a sun-baked surface will make fresh paint dry too quickly. As a result, it won't adhere well and will blister and flake prematurely. So begin painting on the shady side of the house. (If the surface is damp, wipe it dry.) Then wait for sun to move and the other sides of the house to become shaded—or just paint on an overcast day.

A thorough scrubbing is a must before painting any exterior surface. It removes the dirt and broken-down paint residues that keep fresh coats from adhering and gets rid of mildew that grows on paint in all but the most arid climates. Most contractors clean with pressure washers, but in the hands of someone unfamiliar with the equipment, these can gouge wood, shatter glass, and drive water behind siding and trim. Using a hose, a pump sprayer, and a scrub brush is slower but safer, and just as effective.

Painting is a skilled job with plenty of room for error, from knowing how to prepare the appropriate surface to understanding the best interior paint for the situation. When you book through Handy, we match your job’s requirements with experienced house painters who will leave you completely satisfied. They'll arrive with the right equipment in hand, ready to roll.

Our priorities in selecting a business to paint the exterior of our 2700 sq.ft. single story home were: skill and quality, reliability (i.e. complete a high quality job as promised), efficiency (no last minute delays), and price. Harvey's House Painting rates a 5+++ in all 4 categories! From the estimate to the prep work to the finishing touches, Harvey's is the BEST in the business. The owner, Rich Harvey, used top quality Sherwin Williams paint and you should SEE the excellent results - smooth and even coverage; crisp, straight lines on all the trim; exterior lamps and garage door hardware cleaned and freshly painted! Our house looks even BETTER than when it was NEW! We are 100% satisfied and know that you will be totally satisfied also - CHOOSE Harvey's! Kudos also to his top notch crew: Jose, Wilmer, and 3 other hardworking fellows!

Tom (the owner) responded quickly with an estimate and was able to add additional painting that we requested (e.g., paint window trim). He was also able to provide an accurate timeframe regarding when the work would be completed. Schell met with us to help pick out our paint choices. She provide wonderful insight into the colors that might work. She didn't try to overly influence our choices but provided options and gave us her expert opinion when we asked. She also took into account our needs when scheduling the work. We needed to have repair work done on rotting wood on the window sills on our porch and a border removed from a bedroom. Jeff and Tracey provided expert carpentry work to fix things prior to painting. They were friendly and came to the job prepared with the tools and wood they needed. They got right to work and finished the job quicker than I would have expected. This isn't their first rodeo, as the saying goes. The painters (Shawn and company) came prepared for our job, worked hard, and explained any difficulties and suggested fixes (another coat of paint) encountered in our job. Shawn and his painters didn't waste any time not working - they each had their roles and attacked the job with energy. Shawn and crew were friendly and made sure they kept in touch with us daily to let us know when they planned to arrive and leave our job, accommodate our schedule, and let us know about the progress they were making. There was not a lot of standing around but much hard work, even in ninety plus degree weather. They also made sure that our three house cats didn't escape:) .
"Frank and his team transformed our home - kitchen, living room and dining room. Besides being talented, reliable, and masters at what they do, they are fantastic people who love their jobs and it shows in their work. We love what they did with our home. I had an idea and they brought it to life. Frank so professional and detail oriented. He is there every step of the way with his team making sure the deliver your dreams. We have already used frank and his team for a second project - to turn a bedroom into a study and media room and of course it turned out fantastic. Thank you!"
Also prime the ends of adjoining boards. This step pays off by slowing the moisture penetration that can lead to peeling at the joints. If the new siding is redwood or cedar, buy a special “stainblocking” primer. Both of these woods contain natural chemicals (tannins) that can bleed through paint, causing brownish stains. A stain-blocking primer will seal in the tannins.
Buying a can of premium paint, then bait and switch over to low-line products? Again, complete nonsense. Think about it for a moment; the Painter needs 5 gallons of wall finish. So, he buys one can of premium and the rest 'cheap'? How is he going to hide the 4 other gallons? What's he going to hide it in??? He only has ONE gallon of premium. It's not as though he's going to keep older can labels, they would be covered in paint of a different colour.

We got our estimate in a timely manner. The price was very reasonable. Rain put our job off a few weeks but you can't change mother nature. When the team arrived the temperatures were in the 90&#…039;s. The team had to do a couple 1/2 days due to that but we assured them we were in no hurry. The final results were fabulous!! Our house is older but now looks so fresh and neat. I will recommend Color World to anyone who asks Thank you so much. more »
The materials of the home’s facade should be considered before painting your home. When painting flat surfaces like siding or wood, you can opt for standard outdoor paint. When painting a textured surface like stucco or brick, “elastomeric” paint is a much better choice. This type of paint can stretch more than normal paint, which allows it to bridge over small gaps and crevices, painting smoothly over texture.

The question, “how is your warranty program funded?” will probably get you some puzzled responses.  The fact is, most contractors have never even considered how to pay the expenses associated with warranty callbacks, and some contractors just seem to vanish when they get a warranty call.  A professional contractor will be preparing for callbacks (they will happen, even to the best contractors) by including a line item in their budget for warranty work.  Ask the question and see what kind of response you get.  Sometimes, how the question is answered is more important than the answer itself!
As an owners rep and former estimator for a gc i do expect to pay a reasonable deposit say 10 percent and then weekly progress payments. I am asking the painter to book his time and to do the work on my schedule. Most painting companies are not huge operations they will pay their staff weekly. For most repaints i ask for one tinted primer coat and one finish coat for 100 percent coverage. New work gets one tinted primer and two finish coats for 100 percent coverage. The cost of the paint is not really that different for colors or finish. Brands like european fine paint and C2 are more expensive than Ben Moore and sometimes more difficult to roll based on their consistency. Some home depot brands are as expensive as the Ben Moore and of equal quality others aren't. Red paints are notorious for number of coats required and special priming requirements.

Specialty painting by the hour costs between $40 to $50 on average. Paint might range between $75 to $90, costing an additional $40 to $50 per hour. The painter's skill and experience are also determining factors in the cost of specialty painting. While a freelance artist might charge $25 to $30 an hour, a very skilled professional might charge $80 or more. Some painters might also charge $60 or more for a consultation. Trompe l'oeils, in particular, will run on the expensive end of the price spectrum. Return to Top
Specify whether the contractor or you will supply the paint. Check Consumer Reports' paint ratings: In its tests, some relatively inexpensive paints performed better than more expensive paints and cost $10 to $20 less per gallon. But keep in mind that most paints will resist cracking, peeling, mold and mildew. Who does the painting — and how well they do it — is more important than what's in the bucket. Home Painters Denver CO
It is often necessary to have a rental property painted -- whether it's to make it your own before you move in or to clean it up for someone new when you move out. Some buildings and landlords have pre-selected painters, while others will contract companies to paint on an as-needed basis. If your landlord or building doesn't have a pre-selected painter, see if you may be allowed to paint the walls yourself. If you're moving in and selecting a non-neutral color, understand that your landlord may require you to repaint the walls the original color when you move out -- and ensure that you're ready to make that investment down the road.

There's no absolute formula for picking the best paint for your home. Most paint manufacturers offer a wide variety of paints ranging from good to better to best. As a general rule, budget how much you want to spend on the project and then buy the best paint you can reasonably afford, because cost is an excellent indication of quality. Expensive paints contain more pigments than bargain paints, so they produce a thicker, longer-lasting, more protective coating. House Painting Denver CO

It's always a pleasure to find that you've hired the right professional for a particular job, and that was certainly the case with Patrick Miller Painting. I called for an estimate in January, but Pat told me on the phone before he even came over that it would be about three months before he could get to the job. That's a very good sign when someone is that busy! I actually had some other projects that needed to be finished prior to painting, so the wait was perfect for my schedule The price very much within our budget, and I didn't even bother getting other estimates as I could tell he was a pro. Home Painters Denver CO
I was a painting contractor for many years and never asked for a deposit upfront. A good contractor should have great credit with his suppliers and an even better contract if the deal should go south before the job is done. Get to know your customer and explain how each paint covers so they understand fully before you have to apply 3 or 4 coats. If you didn't bid your job right and the client has already signed the contract then that is on you not the client. Yes I haven had to eat the difference but the client was happy and a return customer for years so I made up for it. House Painting Denver CO

Stacee, I agree with you completely, from adding water to latex paint to taking whites from job to job. This article makes all painters look like scam artists. You get what you pay for people! There is no denying that there are scammers out there but in my experience, most painters are under paid any ways so if you want a good paint job, you are going to pay for it. If you just want a new color on your walls real quick, and that is what you pay for then that's what you pay for people. Most painters get the crap end of the stick and are left with making an entire house look good when it took a lot more than a painter to build the house in the first place. Good painters do not get enough credit. They are not all scammers who are cutting corners!

Consider purchasing supplies personally to save money. Ask the painter for a bid that separates labor and materials. Then explain that you'll purchase the materials and ask for a list of exactly what will be needed to complete the job. Caulking, for example, is an extra supply commonly used to fill any cracks or damaged areas in your walls -- and one that might be overlooked in an incomplete list. Home Painters Denver CO

I got the referral for Harvey's from the Home Depot on Howe Ave. Out of about 4 painters on Home Depot's list I was most impressed over the phone with Harvey's. His pamphlet is very professional and so is the exterior painting on our house. It took 2 1/2 days to transform our raggy, peeling, 19 yr. old former paint job into beautiful. We added in paint removal on the front porch, which the employees worked SO hard to get it all off. Alas, the concrete underneath was not good, so had to have Harvey's paint it. Israel made sure that a certain caulking was used to fill/hide 2 long cracks on the porch. OMGoodness, u can't even see where the cracks were! I LOVE that porch now! ALL the neighbors are stunned at how good it looks, and we have an exterior to enjoy until we sell in 4 -5 years. Thank YOU Harvey's!

Excellent advice because there are many unskilled workers who are "trying to pull the wool over the customers eyes". One has to study about the project for which they are in need. I happen to need dry wall repair and painting done in my home and feel the advice in this article will be a great help to me in hiring someone who is ethical and does good work. Thanks.

Calculate your costs.Having an idea of the cost of paint you need to purchase will help obtain quotes from a contractor. “Paint coverage is based on how many square feet of surface one gallon will cover,” says Bunting. “Most paints will cover approximately 400 square feet. Tally this by multiplying in feet the wall’s height by its width, minus windows and doors.” Determine how much paint is needed to complete the project. “To calculate the cost of a project, factor in the day rates, the size of the property, any architectural features, and the paint finish needed,” says Rance.

You've got me very afraid now, I've been taken in a couple of times since I moved here. They take advantage of me because I am a single woman, not exaggerating! From gardeners to inside work. Wouldn't have house painted but I know my HOA will be after me soon, garage door is peeling and stucco needs repair. Got the $1500.00 deal, but paying more for extra work they say I need.

Meet the pros. Call in at least three different contractors for your job. (Friends and family are good reference sources.) And be home for the initial meeting with them. That way, you’ll know how much time each contractor took to assess the condition of your home. The longer he takes, the more realistic the estimate you’ll get. Even an experienced painter will need more than a quick walk around your house.
Ask companies to include all details in writing. Although that sounds simple enough, too many contractors submit offers such as "paint house for $5,000." A friendly contractor may offer a reassuring handshake and promise that the crew will take care of all the details — starting on time, working every day, cleaning up, etc. That's great, but why not include each point in the proposal? If it's a challenge to get a written description of labor, materials and other details, things will probably get worse when the work starts.
Third: The contractor buys the materials. We get them at a better rate and customers really don't know what they are getting into by being a material racer. Once again, I'm not referring to the guys that paint a bedroom or 2 a week. Tell the homeowner to go grab 50 gallons of paint, $300.00 worth of sundries and related job cost items and I'd be interested to see how it works for them....IT WILL NOT. And if were talking about people getting taken advantage of here, the paint suppliers with no relationship to a homeowner will 100% GOUGE the customer and completely take advantage of them with pricing. Contractors will pay nearly half the price and will still save the customers money marking up paint 10-15%.

If a company has a formal training program, it’s a safe bet that they have their act together. They can do training in-house through regular meetings of their employees.  They can have field training systems in place, usually coordinated with classroom training sessions.  They can also use trade associations, such as PDCA (Painting and Decorating Contractors of America) or paint manufacturer’s representatives to stay up to date with the latest materials and techniques.

To industrial and institutional. I also own and operate a professional painting company of elite painters ONLY 5 ELITE PAINTERS, and pay them good money for being elite. Less is better in my opinion. The fact is this a homeowner and a painting company owner can both be taken advantage of by hustlers and liars and amateurs posing as pros. I have had many laborers tell me they can paint. " Oh yes sir I can paint, I'm a painter of 8 years. Yes sir I can cut a straight line." Some people will say and do anything to get a buck. If yoir on the job to see their rookie mistakes you may have time to save your reputation before disaster ensues and fire them on the spot. As a painting Company owner if your not on the job with your crew at least 3 out of 6 days every week your taking a huge risk of damaging your reputation and losing the respect of your team. Homeowners want to deal with you or the crew boss (jobs site supervisor) not "the painter". Many things I have read are right on. Painters for the most part will milk a clock for all they can and still do a good job. But amateurs will leave your projects in shambles and the only ones to pay for it is the contractor and the homeowners. But an elite painter and crew will try to complete a project as quickly as possible and move on to the next one. They understand bonuses, incentives, and promotions. My company provides the opportunity for a homeowner to meet each member of the crew and shake there hand on day one. There is also a differentiation between the crew boss and the crew by the uniforms they wear. Should the homeowners have any issue at all they know exactly who to go to to get results. This eliminates the age old problem of who screwed up? I have found that by me putting on my whites and giving my crew the opportunity to out do themselves on each project it ignites competition, pride in skill, and excellent commraderie amongst the team. We all hold each other accountable. Choose your contractor by the crew not the owner. The crew is a direct reflection of the Company owner. No room for rookies on fine finish painting. Go pro for painting and you won't regret it. With that being said homeowners should always remember that you get what you pay for. With paint and services. In most cases it will be well worth a few extra bucks to get elite results. Never go with the cheapest bid there is always a reason why it's so low. House Painting Denver CO
