We hired Harvey's to paint the exterior of our house. We had to wait a bit to have the work done, but it was worth it! They did a fantastic job! They showed up when they said they would and finished as planned. When they were finished, they cleaned up everything. We didn't have to pick up anything! I had other bids for the same job and Harvey's price was more than fair and the quality was top-notch! After it was completed, they called to make sure everything was to our satisfaction and told me to call them if we found any problems or areas needing touch ups. I highly recommend Harvey's House Painting!

I found Harvey's House Painting when I was looking through paint samples at Sherwin Williams trying to figure out which colors to paint my new home. I had recently purchased an old home in Land Park that needed the interior to be entirely repainted. The previous owner had painted the living room a dark color, telephone boxes in the baseboard, and a wall needed to be floated. I received a couple of bids, and Rich was competitively priced. My time frame was tight; I was moving out of my apartment into my new house and needed to both paint and refinish the hardwood floors. Rich was able to get started earlier, and completed the job quickly but made sure that my concerns were addressed. Rich was on time and professional. My home is less than 1,000 square feet; 2 beds, 1 bath and I wanted three different colors. Prior to painting the rooms, Rich provided two paint samples for each room and after the samples were on the wall, I decided that the two colors for the living room didn't match what I wanted. Rich then provided an additional three paint samples that were closer to my expectations that day. The previous owner's paint job had blemishes; there were bubbles in the previous paint job, and drips of paint that hadn't been wiped up and hardened. Rich's crew sanded down, removed the previous problems, and made the house look great. I went through the house twice, pointed out multiple areas that needed touch up, and wasn't haggled with. During the walk through, I enjoyed that Rich was professional and didn't argue or try to argue about work that was outside the scope of the contract. He explained that an area in the drywall above the doorframe would need to be replaced due to a bad crack in the sheetrock. The lines on the trim are straight, the walls that are dark have clean lines along the crown molding and baseboard the job looks great, the wall that needed to be floated looks awesome and I couldn't be happier. Because I'm refinishing the floors after painting, Rich said he would come back in and touch up the baseboards and any other issues that I would find later down the road.
WOW! I think the guy I hired read this first and I have photos that would make your skin crawl. Bottom line: he got me for $1900.00. Every single thing he painted had to be completely redone....that's when I discovered he did NOT use the colors I picked, he actually used leftover exterior paint from his mother's house! Because I have pets he said things needed to be sealed first and I did agree to that. What I did NOT agree to was using some kind of foul smelling gray stuff ON MY HARDWOOD FLOORS! THEN he painted them BLACK, telling me that all they were good for was covering over with laminate or carpet. He also dripped and tracked paint all over my ceramic tile floors. PLUS left a wet used paint roller in my garden window and had stuff piled in front so I didn't find it until it had dried. I have no idea how much that is going to cost to repair. Then he left without finishing (thank God) but left the "leftover" paint, uncovered, in the rain. Again, hid it so I didn't immediately find it. Obviously we will be going to court but I doubt if I see a penny from him.

The materials of the home’s facade should be considered before painting your home. When painting flat surfaces like siding or wood, you can opt for standard outdoor paint. When painting a textured surface like stucco or brick, “elastomeric” paint is a much better choice. This type of paint can stretch more than normal paint, which allows it to bridge over small gaps and crevices, painting smoothly over texture.

Every painting job develops a unique choreography as ladders go up and come down and tarps are unrolled and folded up. But two basic principles remain: 1) Start at the top and work down. 2) Work in the shade, out of the sun's glare. As the dance proceeds, keep an eye on the weather. Rain can wash freshly applied latex right off the wall, and a temperature dip below 50 degrees F two days after application can interfere with adhesion and curing and dull the sheen of glossy paints. (Latexes like Sherwin-Williams's Duration and Benjamin Moore's MoorGard Low Lustre are formulated to tolerate temps as low as 35 and 40 degrees, respectively.) Home Painters Denver CO

My wife and I couldn't be more pleased with Rich Harvey/Harvey's House Painting. Rich met me at my new home I just purchased to walk the entire house and provided a detailed quote less than 48 hours later. Rich was on time and also gave me a professional packet of detailed information to keep on his company (including a copy of his Certificate of Insurance) and the services they provide. His crew showed up on time every day, was extremely friendly, professional and completed the job on time. The quality of the work was outstanding, and even during the final walk through, both Rich and myself pointed out a few areas of touch up that needed to be completed and his crew did all of the minor touch up work right on the spot. When the job was complete, the final amount was exactly what Rich had quoted me, and VERY affordable (especially compared to other highly rated companies in the area I had quote the same job.) Rich has a great approach, he's honest, straight forward and was a pleasure to work with. I would definitely hire him in the future for any inside or outside painting job!

Painters will need several supplies for your home exterior project in addition to paint. Consider personally providing any materials that can be obtained without a license to reduce project costs. Painting supplies are also handy to have around for maintenance and touch-up jobs after the job is complete. The cost to invest in painting supplies will probably run you no more than $200 to $300, unless you buy really high-quality products from specialized paint shops. Consider purchasing the following:

Sometimes you just get that gut feeling and we went with it. We were so luck, he and 4 guys showed up and worked really hard for a few days to paint every inch of our new house, and our baseboards. He came in under budget at that. He also recommended great paint and colors that were complementary to our new floor. His team was very careful with our new wood floors, put drop cloths down everywhere and did not scratch a thing. They were friendly, fast and did a fantastic job. We hired him again a few months later to paint a rental that we have. We would use him again, but won't need to because the house looks so good. Maybe when we want to changes colors...Highly recommended. Home Painters Denver CO
These are some fantastic questions to ask and I particularly like the one that is concerned about safety for the painters. After all, if you have a large home and you’re hiring them to paint the exterior of that home then they’ll likely be on scaffolding. Because of that, you need to make sure that the contractor not only provides appropriate safety training, but has the correct liability insurance as well. Home Painters Denver CO
the price can always be adjusted based on on or off season, amount of colors to be used. A job like this can be done in 2 days and much quicker with a helper. I charge a bit more than others just because its quality work done professionally. Theres others that charge more than this just because they can on the on season and most people dont get a 2nd bid...

Good contracts include descriptions of prep work and repairs; paint specs by brand name, type, color and product number; the number of coats; and a full description of the work, including frequently omitted items such as cabinet interiors and shutters. Minimize delays by specifying that, weather permitting, work will be continuous. Get a payment schedule that minimizes the down payment — the more payment you can withhold until the end, the more leverage you'll have to get the job done well and per your specifications. Insist that contractors provide proof that they carry both general liability and workers' compensation coverage.

Consider purchasing supplies personally to save money. Ask the painter for a bid that separates labor and materials. Then explain that you'll purchase the materials and ask for a list of exactly what will be needed to complete the job. Caulking, for example, is an extra supply commonly used to fill any cracks or damaged areas in your walls -- and one that might be overlooked in an incomplete list.
If the point of hiring a well established, experienced, reputable painting contractor is to secure the professionalism and trust suggested to be inherent with that choice, then I would EXPECT that professionalism and experience to include the ability to make the proper and correct calculations for labor and materials for a fixed price quote, and there should be NO reason for the contractor to put the cost burden of their miscalculation on the consumer.

When painting the trim, you don’t have to be neat. Just concentrate on getting a smooth finish on the wood. Don’t worry if the trim paint gets onto the walls. You’ll cover it later when painting the walls. Once the trim is completely painted and dry (at least 24 hours), tape it off (using an “easy release” painter’s tape), then paint the ceiling, then the walls.

Freshly painted walls often look blotchy. The color is uniform, but the sheen isn’t consistent. This usually occurs over the holes and cracks you patched with a filler or drywall compound. The porous fillers absorb the paint, dulling the surface (a problem called “flashing”). When light hits these dull spots, they stick out like a sore thumb. The smooth patch also stands out in contrast to the slightly bumpy texture of the rest of the wall. A quick coat of primer is all it takes to eliminate flashing and texture differences.

We got our estimate in a timely manner. The price was very reasonable. Rain put our job off a few weeks but you can't change mother nature. When the team arrived the temperatures were in the 90's. The team had to do a couple 1/2 days due to that but we assured them we were in no hurry. The final results were fabulous!! Our house is older but now looks so fresh and neat. I will recommend Color World to anyone who asks Thank you so much.

I was taught to paint by a professional and when estimating the amount of paint needed, I always allow for a second coat just to make sure of coverage. We interviewed a painter who tried to tell me I bought poor quality paint without knowing where I purchased it, and stated he would have to buy all new paint. He had not seen the cans and was just guessing so I asked him where I should buy paint from now on. It was the same place I had purchased my paint and he wanted to charge me an extra 20 a gallon more than what I paid for. Needless to say, I have interviewed numerous painters and they are not all honest.
I am a painting contractor and have been since 2001. Make sure the estimate provides in writing: What is EXCLUDED as well as INCLUDED. It should state the manufacturer and type of paint going to be used. Estimate says ALL LABOR AND MATERIALS. My estimates to my customers say "guaranteed coverage" eliminates the conversations of 1 coat vs 2 coat. I have my customers submit colors 5 days prior to start date. Customers need to inform me if they are going to use pure white, dark reds, oranges, and bright yellows they need to inform me in that 5 day window, so I can adjust my pricing for 3 coats. Although this more uncommon now than years past because a lot of paint manufacturers have primer with paint products. Let the contractor know if your doing accent walls. This takes longer to cut in straight lines and it requires the contractor to purchase more paint. If you add anything on the scope of work have the painter write out the description and cost prior to them doing the work. Have the estimate say how many days it will take to perform the work. Ask how many workers will be doing the job. Make sure to enforce that number of workers their everyday until the job is complete. Do not give final payment until you do a final walk through. Walk the job when its almost complete and point out areas that you want fixed prior to the contractors final walk through. Its best to do while the workers are still in that particular area as they will have tarps down and areas covered and it will be easier for them to take care of. Purchase a roll of blue tape and stick it to areas that you want fixed. This is called a punch list.

Wow, James Lee's painters are amazing- David and his team were professional, worked incredibly fast, did not make mistakes, and even did some extra work for us free of charge. This is one of the best businesses I have ever found through yelp over the last 10+ years. We got three different bids to paint our home and James Lee's was significantly lower than our highest but also quite a bit more than our lowest (although I do believe the lowest bid painters were planning on painting much less & cutting some corners). James gave us the most professional & comprehensive bid we received, just as others have mentioned. He had a wonderful portfolio of work and I am so glad we chose his painters for our home. Apparently James Lee gets a price cut from Dunn Edwards Paint because they purchase A LOT of paint and it 100% felt like this discount was passed on to my family.

Prep. For new work the painter accepts the finish done by the drywall or plaster and once he accepts the work and starts painting he owns any wall repairs. Existing work is a different thing. I take a high intensity light and circle the kinds of defects with chalk so we are all in agreement before they start. Sometimes this results in a higher price and we have to compromise on how much to do... Home Painters Denver CO
Never, never hire "Hanks painting" , he is a scam. He charged me 1800 for an 800 sqft house, with the agreement of painting the gutters. He not only didn't paint the gutters, the paint of the walls and front door is pealing off. He did not sand the door and the wall color is washing off. His people don't know the work and he much less than them since he painted the door.

Specify whether the contractor or you will supply the paint. Check Consumer Reports' paint ratings: In its tests, some relatively inexpensive paints performed better than more expensive paints and cost $10 to $20 less per gallon. But keep in mind that most paints will resist cracking, peeling, mold and mildew. Who does the painting — and how well they do it — is more important than what's in the bucket. Over the past year I have had several jobs given to 2 Angie's list recommendations and 1 not from a recommendation. They all have one thing in common, lack of sufficient and correct preparation to save time, labor, and the fact that they put a person in charge that was a cut corners type of worker. The two from Angie's list sent worker/s back to try touch up problems, but once the job is not prepared correctly in the first place any extra work is like putting a band-aid on a dirty wound.

I made the HUGE mistake of hiring Certa Pro to do several interior rooms of my house, and remove popcorn ceiling in a bathroom. What a nightmare! They didn't paint any door jams, they broke a cedar window sill-and didn't bother telling me, they gouged a hardwood floor, they never sealed the room that had the popcorn removed--causing white powder to be in all rooms of a 2 story home. I can go on and on. Horrible company

I would never suggest that one of my clients buy their own paint because A . They will pay an average of $20 to $30 more per gallon which could add up to $1,000 or more to a full repaint B. most times I'm in the paint store homeowners are kind of pushed to the foreground as they handle all the contractors in the store and C. Paint is heavy, takes up a lot of room needs to be left in it clean dry area and I hate to put a client to work when they are trying to hire me to do their job.
A thorough scrubbing is a must before painting any exterior surface. It removes the dirt and broken-down paint residues that keep fresh coats from adhering and gets rid of mildew that grows on paint in all but the most arid climates. Most contractors clean with pressure washers, but in the hands of someone unfamiliar with the equipment, these can gouge wood, shatter glass, and drive water behind siding and trim. Using a hose, a pump sprayer, and a scrub brush is slower but safer, and just as effective. Home Painters Denver CO
Tom (the owner) responded quickly with an estimate and was able to add additional painting that we requested (e.g., paint window trim). He was also able to provide an accurate timeframe regarding when the work would be completed. Schell met with us to help pick out our paint choices. She provide wonderful insight into the colors that might work. She didn't try to overly influence our choices but provided options and gave us her expert opinion when we asked. She also took into account our needs when scheduling the work. We needed to have repair work done on rotting wood on the window sills on our porch and a border removed from a bedroom. Jeff and Tracey provided expert carpentry work to fix things prior to painting. They were friendly and came to the job prepared with the tools and wood they needed. They got right to work and finished the job quicker than I would have expected. This isn't their first rodeo, as the saying goes. The painters (Shawn and company) came prepared for our job, worked hard, and explained any difficulties and suggested fixes (another coat of paint) encountered in our job. Shawn and his painters didn't waste any time not working - they each had their roles and attacked the job with energy. Shawn and crew were friendly and made sure they kept in touch with us daily to let us know when they planned to arrive and leave our job, accommodate our schedule, and let us know about the progress they were making. There was not a lot of standing around but much hard work, even in ninety plus degree weather. They also made sure that our three house cats didn't escape:) .

This company has done a outstanding job on my company website - Mr. Epoxy & Paint and the service has been unreal. Whether you are painting the exterior of your home to boost its curb appeal, change a color you don't like or refresh a dilapidated paint job, one thing is certain: Painting your home's exterior is a large job that requires proper planning, preparation and tools. In most cases, painting your home's exterior is a job best left to a pro. But before you call one in, you'll want to consider a few factors that will affect your project's cost.

Stacee, I agree with you completely, from adding water to latex paint to taking whites from job to job. This article makes all painters look like scam artists. You get what you pay for people! There is no denying that there are scammers out there but in my experience, most painters are under paid any ways so if you want a good paint job, you are going to pay for it. If you just want a new color on your walls real quick, and that is what you pay for then that's what you pay for people. Most painters get the crap end of the stick and are left with making an entire house look good when it took a lot more than a painter to build the house in the first place. Good painters do not get enough credit. They are not all scammers who are cutting corners!

This was very helpful. I wonder if i would really follow through and check to see if my painter was cheating me. I used a painter I found on Angie's List. This was 5 years ago. He did a great job. I know he did patching only for about a day and a half. We decided on the kind of paint before he started. that is what he used. I don't know if I could stay on top of him and watch him open every can of paint.
It's always a pleasure to find that you've hired the right professional for a particular job, and that was certainly the case with Patrick Miller Painting. I called for an estimate in January, but Pat told me on the phone before he even came over that it would be about three months before he could get to the job. That's a very good sign when someone is that busy! I actually had some other projects that needed to be finished prior to painting, so the wait was perfect for my schedule The price very much within our budget, and I didn't even bother getting other estimates as I could tell he was a pro. Few homeowners bother reading the tiny print on the paint can label, but they should. There's a wealth of information printed right on the can that can help you produce a beautiful paint job. Pay particular attention to the instructions about prepping the surface and outdoor air temperature. Most paints shouldn't be applied when the temperature is 50 degrees F or colder. But some paints are specially formulated for application when the temperature is as low as 35. Just take the time to read the label before you start painting and before the label becomes smeared with paint and impossible to decipher.
They painted our home exterior about 12 years ago and did the interior about 9 years ago as part of a major remodel. As it was time to re-paint the exterior again, we used James Lee again, and were very glad we did. In walking around to find 'punch list' corrections after they were done, there was pretty much nothing to find - they did a great job.

I'm an architect and my firm routinely specifies interior finishes for projects so I thought I'd contribute a professional's perspective on the issue of how many coats of paint are deemed "acceptable". The fact of the matter is the average consumer usually isn't a paint expert and can't be expected to know about all the factors that impact coverage. That knowledge is considered "means and methods" and in a court of law, the responsibility lies with the painter or general contractor, not the consumer. What the consumer should be concerned about is the final result-does it look good and is it what you expected? The simplest way to communicate this to your painter is to stipule in your written agreement that the number of coats will be "as required to cover". That way all the guess work about what kind of primer, how many coats, how color affects the scope of work, etc., is removed from the consumer's responsibility and resides where it belongs-with the professional. In the contract that's why retention is always a good idea-typically 10% is withheld from payment until the job is completed to the satisfaction of the customer. Of course in return you as the customer have to be reasonable about what constitutes a completed job. Just my $.02. House Painting Denver CO
